NT stamp duty calculator
Stamp duty on a home purchase in the Northern Territory, from the Territory Revenue Office schedule. Change the price or the state and the figure updates.
Estimated stamp duty
$37,125
4.95% of the purchase price
What this figure excludes
- Vacant land. NSW, Victoria, Queensland and WA all set separate thresholds for land you intend to build on. This page prices a home purchase.
- Foreign purchaser surcharges, which apply in most states on top of the duty above.
- Off-the-plan, house-and-land and pensioner concessions, and vacant land schedules.
- Registration and mortgage fees, which are separate from duty.
How the Northern Territory calculates it
The owner-occupier schedule, as published by Territory Revenue Office. Read on 2026-08-09 — thresholds usually change on 1 July.
| Purchase price | Duty |
|---|---|
| $525,000 – $3,000,000 | 4.95% of the whole price |
| $3,000,000 – $5,000,000 | 5.75% of the whole price |
| $5,000,000 and above | 5.95% of the whole price |
Below $525,000 the Northern Territory uses a formula rather than bands: D = 0.06571441 × V² + 15V, where V is the price in thousands. The table above covers purchases from $525,000.
