Suburbs where rents are rising fastest in Sydney

Auburn leads the 3-bedroom house list: rents agreed on new leases rose 60% since 2021, from $469 to $750 a week. Kingsford leads the 2-bedroom unit list, up 90% ($450 to $855). These 30 suburbs came from a field of 175 eligible Sydney suburbs.

This ranking orders Sydney suburbs by how much the median rent agreed on new leases has risen since 2021, for 3-bedroom houses and 2-bedroom units separately. The figures come from rental bond records, so they are what tenants signed up to pay, not what landlords advertised.

Advertised rents would have told a different story. Checked against bond records in October 2026, they roughly doubled the rise at the top of the Sydney list (Ermington: advertised +99%, agreed +44%), because suburbs where bigger, dearer homes now make up more of the listings looked like suburbs where rents had soared. The change compares the median of the four quarters of 2021 with the latest four, and every one of those quarters needs at least 10 new bonds.

Common questions about this ranking

What are the suburbs where rents are rising fastest in Sydney?

Auburn leads the 3-bedroom house list: rents agreed on new leases rose 60% since 2021, from $469 to $750 a week. Kingsford leads the 2-bedroom unit list, up 90% ($450 to $855). These 30 suburbs came from a field of 175 eligible Sydney suburbs.

Are these advertised rents or rents people actually pay?

Rents people agreed to pay: every new lease lodges a bond with the state, and the bond record carries the weekly rent. Advertised rents were checked and not used. In October 2026 they roughly doubled the rise at the top of the Sydney list (Ermington: advertised +99%, agreed +44%), because suburbs where dearer homes now make up more of the listings looked like suburbs where rents had soared.

How is the rise measured?

The median rent of the four quarters of 2021 against the median of the latest four, for 3-bedroom houses and 2-bedroom units separately. Every one of those quarters needs at least 10 new bonds, so one thin quarter cannot put a suburb at the top.

Why does each Sydney postcode appear only once?

New South Wales publishes bond figures by postcode, not by suburb. Every suburb in a postcode would show the same numbers, so each postcode is listed once, under its most populous suburb.

Why is there no list for Melbourne, Perth, Canberra or Darwin?

Victoria publishes bond rents only for groups of suburbs, and the ACT and the Northern Territory publish none we can use. Western Australia's figures start in 2023, so they cannot be compared with 2021.
