Best Sunshine Coast suburbs for rental yield

Caloundra West leads the house list at 4.5% gross — $43,000 a year on a $950,000 median. Mount Coolum leads the unit list, at 5.3%. Across both lists, gross yields span 3.7% to 5.3%. These 30 suburbs came from a field of 48 eligible Sunshine Coast suburbs.

Every eligible Sunshine Coast suburb, ordered by gross rental yield — median advertised weekly rent against median asking price — highest first. Growth, safety and walkability are shown beside each suburb but do not change the order. Houses and units are ranked separately because unit yields run systematically higher, so a combined list would tell a house investor very little.

This list used to blend growth, safety and walkability into the order, on the reasoning that sorting purely on yield returns the cheapest fringe — yield rises as price falls, and price falls partly because of bushfire, crime and flood exposure. Measured across eight capital lists, that turned out not to happen: the eligibility rules already exclude it. A suburb needs enough sale listings and enough rentals to have a real median, and has to clear a hazard floor before it is eligible at all, so the suburbs pure yield surfaces are established middle-ring ones rather than fringe estates. Mean safety across the lists moved by less than two percentile points, and in some capitals it improved. So the order now follows the number in the title, and growth, safety and rental depth are reported beside each suburb instead of quietly moving it. Two cautions the ranking cannot make for you: yield without capital growth is the classic value trap, and every figure here is gross — before strata, council rates, management fees, insurance and vacancy, which together typically take 1 to 1.5 percentage points off.

How we ranked these

100% gross rental yield (median advertised rent × 52 ÷ median asking price), and nothing else: the order follows the yield figure shown against each suburb. Growth, safety, walkability and rental depth are reported per suburb but do not change the order; equal yields are broken by the deeper rental market. Houses and units are ranked separately because unit yields run systematically higher. Yields are gross: before strata, rates, management, insurance and vacancy. Common questions about this ranking

What are the best Sunshine Coast suburbs for rental yield?

Caloundra West leads the house list at 4.5% gross — $43,000 a year on a $950,000 median. Mount Coolum leads the unit list, at 5.3%. Across both lists, gross yields span 3.7% to 5.3%. These 30 suburbs came from a field of 48 eligible Sunshine Coast suburbs.

How is this ranking ordered?

By gross rental yield alone — median advertised weekly rent × 52, divided by median asking price — highest first. Growth, safety, walkability and the depth of the rental market are shown for every Sunshine Coast suburb in the list, but they do not move it up or down. Where two suburbs have the same yield, the one with the deeper rental market is listed first.

Doesn't sorting by yield alone just surface the cheapest, riskiest suburbs?

It is the obvious worry, and this list was blended for that reason until September 2026 — yield rises as price falls, and price falls partly because of bushfire, crime and flood exposure. Measured across eight capital lists, it did not happen. To be eligible a suburb needs enough sale listings and enough advertised rentals to have a real median, and it has to clear a hazard floor, which together already exclude the thin fringe. Ordering purely on yield moved average safety across the lists by under two percentile points, and in some capitals it improved. So Sunshine Coast is now ordered by the number in the title. The caution that does still apply is the value trap: a high yield with no capital growth can still be a poor investment, which is why growth is shown beside every suburb.

Is this a gross or net yield?

Gross. It does not deduct strata or body-corporate fees, council rates, water, landlord insurance, property management (typically 5 to 8 percent of rent), maintenance, or vacancy between tenancies. Net yield after those costs is commonly 1 to 1.5 percentage points lower and varies far more by individual property than by suburb. Treat these figures as a way to compare suburbs, not as a projected return on a specific purchase.

Why are houses and units ranked separately?

Unit yields run systematically higher than house yields in the same suburb — units cost less to buy but rent for proportionally more. Blending them into one list would fill it almost entirely with units and tell a house investor nothing. Note that units also carry strata fees, which gross yield doesn't deduct, so the gap narrows on a net basis.

Which suburbs are eligible for the ranking?

A suburb needs at least 5 sale listings and 5 rental listings of the property type in the last 6 months, so both sides of the ratio rest on a real sample rather than one or two advertisements. It also has to clear a combined bushfire, crime and flood safety floor. Suburbs below either threshold are excluded, not penalised.

How often is this list updated?

The top 15 is recomputed after each property-listings refresh — monthly on the 1st. Both the rent and the price side come from the same six-month window of public listings, so the two halves of the ratio always cover the same period.
