Best Sunshine Coast suburbs to rent in

Maroochydore leads on supply, with 231 rentals advertised — 11.2 for every 1,000 residents. Median advertised house rents across the list run from $700 to $1,500 a week: the ranking leads on how much is available, not on price. These 15 suburbs came from a field of 59 eligible Sunshine Coast suburbs.

This ranking scores every eligible Sunshine Coast suburb on rental supply — how many homes are actually advertised for rent relative to the suburb's size — blended with walkability, public-transport quality and safety. A thick rental market is easier to search and leaves more room to negotiate.

Deliberately not a cheapest-rent ranking. Median asking rent tracks median sale price closely enough that sorting on affordability just reproduces the cheapest-suburbs list, which tells a renter nothing they couldn't get from a price filter. Supply is the renter's actual problem, so it leads at 45% of the score, with walkability and transit at 20% each and safety at 15%. Percentile ranks are computed within Sunshine Coast's candidate pool, so the ranking is relative to other Sunshine Coast suburbs. Two limits worth knowing: we count advertised listings, not true vacancy rate — no Australian open dataset publishes vacancy at suburb level — and the per-resident figure uses 2021 census population, so suburbs that have grown fast since then read higher than they should. The supply score is compressed to keep that from distorting the list.

Best Sunshine Coast suburbs to rent in

Ranked on rental supply — how many properties are actually advertised for rent relative to the suburb's size — blended with walkability, public transport quality and safety. Not a cheapest-rent list: asking rent tracks sale prices too closely to say anything a price list doesn't already.

How we ranked these

45% rental supply — properties advertised for rent per 1,000 residents, percentile-ranked within Sunshine Coast's candidate pool · 20% walkability · 20% public-transport quality · 15% safety (bushfire, crime, flood risks combined). This is not a cheapest-rent ranking: asking rent tracks sale prices closely enough that sorting on affordability just reproduces the cheapest-suburbs list. Two limits: we count advertised listings, not true vacancy rate, which no Australian open dataset publishes at suburb level; and the per-resident figure uses 2021 Census population, so fast-growing suburbs read higher than they should — the supply score is compressed to limit that. Common questions about this ranking

What are the best Sunshine Coast suburbs to rent in?

Maroochydore leads on supply, with 231 rentals advertised — 11.2 for every 1,000 residents. Median advertised house rents across the list run from $700 to $1,500 a week: the ranking leads on how much is available, not on price. These 15 suburbs came from a field of 59 eligible Sunshine Coast suburbs.

What makes a Sunshine Coast suburb good to rent in?

Supply, mostly. The hardest part of renting is finding somewhere at all, and a suburb with plenty of properties advertised is both easier to search and one where you have more room to negotiate. So this ranking leads on how many homes are actually advertised for rent relative to the suburb's size (45% of the score), then blends in walkability, public-transport quality and safety — the things that matter most when you may not want to buy a car for a 12-month lease. The top 15 suburbs are shown.

Is this a list of the cheapest suburbs to rent?

No, and deliberately so. Median asking rent tracks median sale price closely enough that ranking on affordability just reproduces the cheapest-suburbs list — which you could get from a price filter on any listings site. This ranks on how rentable and livable a suburb is. Some of the suburbs here are expensive; they're listed because they have deep rental markets and you can live in them without a car.

Does this measure the vacancy rate?

No. Vacancy rate is the figure the industry quotes, but no Australian open dataset publishes it at suburb level, so we use advertised listings as the closest available proxy. The difference matters: a suburb can have many listings because it is large or dense rather than because it is genuinely easy to get into. We normalise by population to correct for size, and a suburb needs at least 5 advertised rentals to be ranked at all.

How current are the numbers?

The rental listings are refreshed monthly. The population figure used to normalise them is from the 2021 Census, which is the most recent available at suburb level — so a suburb that has grown quickly since 2021 will read as having more rental supply per resident than it really does. We compress the supply score to stop that distorting the ranking, but it's worth knowing if you're looking at a new growth-corridor suburb.
